  • Can you provide your services in jurisdictions in which you are not yet licensed?
    It depends on the jurisdiction and service you’re looking for. Each state has its own regulations, and we analyze opportunities to provide our service on a case-by-case basis. We have a network of third party brokers across the nation that could assist us in enabling such services. So, yes, there’s a strong possibility we can help you in any state you need help in.
  • Since you have licenses across the country, does that mean you can help me sell my assets in different parts of the nation simultaneously?
    Yes, this is absolutely possible depending on the disposition strategy. However, due to staffing constraints, we don’t have full operational presence across all these markets. We are primarily focusing our deal flow in the Mid Atlantic and East Coast. We then look to expand westward from there in phases as we grow.
  • What are your representation arrangements like, and how do you get compensated?
    For our brokerage services, we typically execute exclusive agency agreements with our clients. This is to ensure both parties are invested in completing the project. We typically charge success-based commission percentages on the value of the transaction, debt financing completed, or equity capital raised. All of our fees and commissions are disclosed upfront prior to signing any agreement. For our consulting services, we are more flexible in our compensation arrangements, as we are open to hourly billing, flat fee, or percentage based arrangements.
  • Do you provide any debt brokerage services for residential real estate?
    We do not. Our Debt Capital Markets services are exclusively offered for commercial real estate, as we are not a licensed residential mortgage lender or mortgage broker.
  • What if the equity capital I am trying to raise will be in the form of securities - can you still help me?
    Absolutely. We have an affiliate broker-dealer, Lucrum Capital Securities, that is able to handle private placements underwritings and brokerage to raise capital. At this time, our broker-dealer is not approved to handle DPPs, Secondary LP interests, or MBS/ABS products, but we look to expand into those products over time as we grow.
