Screening
During Screening, the emphasis is on evaluating the potential profitability and inherent risks of the identified opportunities.
We perform exhaustive due diligence, examining property details, tenant profiles, and prevailing market conditions.
The team also assesses the credibility of potential lenders, vet possible equity partners for their track record, and orchestrates initial discussions between the client and these potential partners.

Financing
The Financing phase sees Lucrum Realty exploring the best financing structures for the proposed acquisition.
Connections are established with financial institutions or private lenders as necessary.
The team works diligently to ascertain the optimal debt structure for the client, assisting in loan applications, and meticulously structuring the equity partnership agreement, keeping in mind investment ratios, return expectations, and potential exit strategies.

Closing
In the Closing stage, we facilitate the entire final transaction process, ensuring that all legal and financial stipulations are met without a hitch.
The loan disbursement process is seen through to completion, with a keen eye on adhering to all set terms and conditions.
The equity investment procedure is finalized, ensuring that there's complete transparency and mutual agreement on every aspect.

Managing
Once the processes are completed, the Managing phase comes into play, where we remain actively involved, monitoring the performance of the invested or financed asset.

Edrees Feda, Founder and Sole Owner of Lucrum Realty, brings a wealth of experience and expertise to his role as CEO and Principal/Managing Broker. He oversees all operations and activities across the firm’s service operations, spanning investment brokerage, debt capital markets, and equity capital markets, while also leading the development of the firm’s proprietary software.

Founder and Managing Principal

Holding pivotal roles in all Lucrum entities, Edrees’s journey began at a
boutique SFR acquisition brokerage, Orbis Realty, swiftly elevating the
firm’s presence from the DC Metropolitan area to a national scale through licensure and client development. During his time at Orbis, Edrees underwrote over $300M of SFR portfolio acquisitions pipeline for the firm’s clients. Additionally, Edrees expanded Orbis’ reach as a buyer and seller rep by closing on several middle market commercial real estate acquisitions in the DC Metropolitan area.
A strategic pivot led him to Crowdstreet, contributing to over $1.5 Billion of equity raises in real estate private equity offerings as an Associate Real Estate Analyst. He worked with some of the largest and most sophisticated sponsors across the nation in complex transactions ranging the whole spectrum of risk profiles, business plans, and asset classes.
Subsequently, Edrees joined M.C. Dean, blending Corporate Development and Family Office roles, to manage M&A activities,
corporate real estate assets, and VC/PE investments. Concurrently, he
consulted for clients such as PPR Capital Management, a private real
estate investment management firm, leading the development of their Commercial Real Estate/Multifamily vertical.
Edrees holds the following Series securities licenses: 7, 79, 57, 24, 27, 3,
4, 63, 65, 99, and SIE.

Can you provide your services in jurisdictions in which you are not yet licensed?It depends on the jurisdiction and service you’re looking for. Each state has its own regulations, and we analyze opportunities to provide our service on a case-by-case basis. We have a network of third party brokers across the nation that could assist us in enabling such services. So, yes, there’s a strong possibility we can help you in any state you need help in.

Since you have licenses across the country, does that mean you can help me sell my assets in different parts of the nation simultaneously?Yes, this is absolutely possible depending on the disposition strategy. However, due to staffing constraints, we don’t have full operational presence across all these markets. We are primarily focusing our deal flow in the Mid Atlantic and East Coast. We then look to expand westward from there in phases as we grow.

What are your representation arrangements like, and how do you get compensated?For our brokerage services, we typically execute exclusive agency agreements with our clients. This is to ensure both parties are invested in completing the project. We typically charge success-based commission percentages on the value of the transaction, debt financing completed, or equity capital raised. All of our fees and commissions are disclosed upfront prior to signing any agreement. For our consulting services, we are more flexible in our compensation arrangements, as we are open to hourly billing, flat fee, or percentage based arrangements.

Do you provide any debt brokerage services for residential real estate?We do not. Our Debt Capital Markets services are exclusively offered for commercial real estate, as we are not a licensed residential mortgage lender or mortgage broker.

What if the equity capital I am trying to raise will be in the form of securities - can you still help me?Absolutely. We have an affiliate broker-dealer, Lucrum Capital Securities, that is able to handle private placements underwritings and brokerage to raise capital. At this time, our broker-dealer is not approved to handle DPPs, Secondary LP interests, or MBS/ABS products, but we look to expand into those products over time as we grow.
